What to expect in the design process

Design is iterative. Knowing the typical phases helps you plan decisions, cash flow, and contractor timing without panic.

Common phases

1. Discovery / programming — goals, constraints, budget band
2. Schematic design — options and overall direction
3. Design development — systems, materials, coordination
4. Construction documents — drawings for permits and bidding
5. Bidding / negotiation and construction administration (if included)

Where clients get stuck

Slow decisions, changing scope midstream, and waiting for family consensus are normal — but they stretch schedule. Agree on decision makers early.
